Happy almost start of summer!  Longer days and sunshine have been most welcome over here!  With Fifa coming up, June is sure to be an interesting month in the lower mainland ⚽️.  There will be lots going on, check the section at the end of this newsletter for some links to events and happenings in addition to the matches!

📊 Greater Vancouver Market Update — May 2026


May brought more of the same across Greater Vancouver — a market finding its balance. Inventory remains elevated with 16,917 listings (34.6% higher then the 10 year average) while sales totalled 2150, (26.6% lower then the 10 year average).  This combination has kept a gentle downward pressure on prices (roughly 5–8% year-over-year depending on property type) . Detached homes continue to be the standout, with sales activity holding up better than condos and townhomes, which are seeing softer demand .

“While attached sales held relatively steady and detached sales edged up roughly one per cent in May, apartment sales were down about seven per cent year-over-year, which weighed down the overall sales total,” said Andrew Lis, GVR chief economist and vice-president data analytics. “Even then, apartment sales were not down uniformly across all regions – some of the larger areas such as North and East Vancouver saw increases relative to last year.”

A key reminder: the stats reported by Greater Vancouver Realtors reflect the entire region, but right now markets are hyper-local — what’s happening in one pocket can look very different just a few neighbourhoods over.

On the ground, we’re seeing the majority of buyers as end users rather than investors, with more thoughtful, selective decision-making and fewer bidding wars.  Buyers are taking their time to find what they want, and with ample inventory they won’t settle.

However, desirable well priced properties don’t last, even in this market…so when the right property comes along it’s best to act quickly!  I can help by providing stats and comps so you feel good about your decision & can move forward with confidence.

It’s an excellent time to be a buyer, less competition and more inventory means a much less stressful buying experience.  Or you could wait until the market heats up again and fight the crowds to pay over asking in a bidding war…your choice 😉.

Bottom line: more selection, more negotiation, and a market that rewards strategic pricing and patience on both sides.

Interest Rate Update – May 2026
Interest rates held @ 2.25% April 29 2026
Canada’s interest rate story continues to be a bit of a balancing act ⚖️. The Bank of Canada has held its key rate steady at 2.25%, taking a “wait-and-see” approach as the economy shows mixed signals. With Canada recently slipping into a mild technical recession and global uncertainty (think trade tensions and rising energy costs) still in play, the outlook is anything but straightforward.  Most forecasts suggest rates will stay relatively stable for now, with a possible small increase later in 2026 if inflation—especially from energy—sticks around 🔮.  The next rate announcement is schedule for June 10, 2026.👉 Bottom line: expect steady-ish borrowing costs in the near term, but keep an eye on inflation and global events—they’ll drive what happens next.
A quick note for my film industry friends: if you’re self-employed or working contract to contract, a good Mortgage Broker is especially important.
