I hope you’ve all been having an amazing start to summer!  Much like the Olympics in 2010, I was a bit grumpy leading up to Fifa but it’s been so fun with so much going on & Vancouver has never looked better…I hope you’ve been getting out and enjoying it as well ⚽️.  Check the section at the end of this newsletter for some links to events and happenings in addition to the matches!

📊 Greater Vancouver Market Update — June 2026

There’s encouraging news for sellers this month (maybe a bit less so for buyers 😬)

For the first time in quite a while, sales were up across all home types—apartments, townhomes, & detached—by about 10% compared to June last year. While that’s still roughly 12% below the 10-year seasonal average, it’s actually a much more “typical” June when you consider how unusually busy the 2021–2022 years were.Right now, inventory levels remain high enough to absorb this increased demand without putting upward pressure on prices…for the moment.

The Greater Vancouver Realtors’ chief economist, Andrew Lis, summed it up well: “Demand is slowly returning, but prices have stayed relatively stable because there’s still enough inventory to meet it. However, new listings are starting to slow, and overall inventory may be showing early signs of tightening. If that trend continues—rising demand paired with fewer new listings—we could see inventory decline more meaningfully in the months ahead.”

What does that mean in real terms?Buyers have had one of the most favourable markets we’ve seen in years over the past 8–12 months: lower interest rates, softer demand, price adjustments (detached homes are down 7.1% year-over-year), and more choice. But if inventory begins to shrink while demand picks up, that window may start to close.From my perspective, after a couple of unpredictable years, the market feels like it’s settling into a new normal. We’re no longer seeing a market driven by quick wins or speculation—it’s made up of people who genuinely want homes and are ready to buy.  And that shift matters.

Properties that check the right boxes—great location, thoughtful updates, and strategic pricing—are moving quickly, often with competition. At the same time, the absence of investors and developers means sellers need to be much more intentional about who they’re buyer is. Presentation and marketing have never been more important.

For anyone waiting for prices to drop further, I’m not convinced that’s where we’re headed. Of course, the past few years have shown us that anything can happen—but the data right now points toward a gradual recovery. The market is being driven by local buyers: first-time purchasers, up-sizers searching for their long-term home, and down-sizers prioritizing quality and layout.

Interest Rate Update – June 2026
Interest rates held @ 2.25% June 10 2026

The Bank of Canada held its benchmark interest rate steady on June 10th, a signal that policymakers are continuing to take a cautious, “wait and see” approach as inflation gradually stabilizes. 📊
For buyers and sellers, this pause offers a sense of short-term predictability—borrowing costs aren’t rising, and confidence is slowly returning to the market. Fixed rates have already eased slightly from their recent highs, and many lenders are becoming more competitive again, helping to support renewed buyer activity.
Looking ahead, the next rate announcement is scheduled for July 18th and will be closely watched. 👀
What this means in real terms: we’re likely moving out of a high-rate shock environment and into a more stable, balanced phase. For anyone considering a move, this creates an opportunity to plan with more clarity. 📉
As always, timing the market perfectly is nearly impossible—but understanding the direction of rates can help you make smarter, more confident decisions.

A quick note for my film industry friends: 
if you’re self-employed or working contract to contract, a good Mortgage Broker is especially important. They know how to position your income in a way that a traditional bank often won’t.
