The leaves are turning and the days are shorter…ahhh fall! I’ve been enjoying the crisp mornings watching the birds bustling around in the garden. We’ve settled right back into work, school, & sports routines around here…I’m not in the garden, you can find me at the rink;). Wishing you a cosy and safe fall season!

Fall market favours buyers

Another Bank of Canada rate cut and easing home prices helped home sales in the GVR edge higher relative to September last year. Residential sales in the region totalled 1,875 in September 2025, a 1.2 per cent increase from the 1,852 sales recorded in September 2024. This was 20.1 per cent below the 10-year seasonal average (2,348) so we are still officially in a very slow market.  

We’ve seen prices continue to come down in the Greater Vancouver Region, with some markets being hit harder than others. Detached homes across GVR are down 4.4%, townhomes 2.7% & condos 4.4% from September 2024.Buyers are active but choosy…the sentiment now is something better might be just around the corner, interest rates might come down further & prices might continue to drop. It’s extremely important if you’re selling your property that it be well staged, marketed and most importantly well priced to stand out. When a good well priced property comes on the market it sells, often in multiple offers! 

 If you’re considering buying, it’s an excellent time. While prices may drop a little more from today, over the long term it shouldn’t have a big impact on your equity or investment. Right now you have lower rates, lower prices and record high inventory which means you can find something that works for you without dealing with the stress of a hot market. I feel confident things will hold pretty steady through the new year, but once the market starts to heat up again it tends to do so very quickly, especially if rates continue to drop. If you think you’ll be in the market in the next 6-8 months, it’s a very good idea to get pre-approved. Bank Of Canada Rate Cut Update

The Bank of Canada cut the overnight rate by .25% on September 17th as predicted. Many economists are now projecting at least one more rate cut this year, with the next 2 announcements being October 29th & December 10th 2025. It’ll be interesting to see what the rate closes out at for 2025!

Tip: Did you know that you can prequalify for a mortgage and still take advantage of lower rates if they drop before you purchase a property?








Community Spotlight

Loutet Farm Pumpkin Patch Oct 18th 

10am-1pm

Those who know me well know I’m a huge fan and supporter of the Edible Garden Project here in North Vancouver. I volunteer weekly at the community garden at Queen Mary Elementary growing food for the food bank & I also love to shop at the Loutet Farm market on Saturdays. It’s such a hidden gem of seasonal organic produce, a really interesting group of vendors and often live music…It’s a true community organization that I really appreciate being a part of. They hold a very popular pumpkin patch every year that’s great for young and old alike. It’s also the last market of the season, so come by and pick up some produce, baked goods, fresh flowers and grab yourself a pumpkin or two! Take a walk through the gardens, check out the pollinator garden at the back as well as the bee hives…Hope to see you there!
